1. Scope of Services

RentorPro.com agrees to provide property management services which may include:

  • Tenant screening and placement
  • Lease preparation and execution
  • Rent collection and accounting
  • Coordination of repairs and maintenance
  • Property inspections
  • Lease enforcement and eviction coordination (as allowed by law)

The exact services provided will be outlined in the Property Management Agreement signed between RentorPro.com and the Property Owner.


2. Responsibilities of the Property Owner

The Owner agrees to:

  • Provide accurate information about the property.
  • Maintain proper insurance coverage (liability, fire, and other applicable policies).
  • Approve major repairs or capital improvements exceeding the agreed spending limit.
  • Comply with local, state, and federal housing laws.

3. Responsibilities of RentorPro.com

RentorPro.com will:

  • Act in the best interests of the Owner in managing the property.
  • Handle tenant funds and rent collections in accordance with applicable laws.
  • Keep accurate financial records and provide statements to the Owner.
  • Arrange repairs and maintenance in a timely and cost-effective manner.
  • Follow fair housing and non-discrimination laws.

4. Fees & Payment

  • The Owner agrees to pay RentorPro.com a management fee as stated in the Property Management Agreement (e.g., a percentage of monthly rent collected or a flat fee).
  • Leasing, renewal, and maintenance coordination fees may also apply if outlined in the Agreement.
  • Late or unpaid fees may incur additional charges.

5. Tenant Relations

  • All tenant applications will be screened under fair housing guidelines.
  • Leases will be executed in the name of the Owner unless otherwise agreed.
  • Security deposits will be collected, held, and disbursed in accordance with applicable laws.

6. Maintenance & Repairs

  • RentorPro.com is authorized to arrange routine repairs and emergency services on behalf of the Owner.
  • For expenses exceeding the pre-approved limit stated in the Agreement, RentorPro.com will seek Owner approval before proceeding.
  • Emergency repairs necessary for tenant safety or to prevent property damage may be made without prior approval.

7. Liability & Indemnification

  • RentorPro.com is not responsible for property damage, tenant defaults, or legal disputes arising from Owner actions.
  • The Owner agrees to indemnify and hold harmless RentorPro.com from any claims, damages, or liabilities arising out of property ownership, except in cases of Company negligence or willful misconduct.

8. Term & Termination

  • This Agreement remains in effect until terminated by either party with written notice (e.g., 30–60 days).
  • Early termination fees may apply as outlined in the Property Management Agreement.

9. Compliance With Laws

Both the Owner and RentorPro.com agree to comply with all applicable local, state, and federal laws governing landlord-tenant relationships, fair housing, property maintenance, and financial management.


10. Governing Law

These Terms & Conditions shall be governed by and construed in accordance with the laws of the state in which the managed property is located.


11. Entire Agreement

These Terms & Conditions, along with the signed Property Management Agreement, represent the full understanding between the Owner and RentorPro.com. No oral agreements or promises shall be binding.
